Home Inspections
My home inspections are intended to inform you of the general conditions of the home through a visual, non-invasive, professional, unbiased expand examination of the home’s major components as required by N.J.A.C 13:40-15. I perform my home inspections as if we were buying the home, but without any blinders on. My inspections are followed up with a thorough digital report. If you have any questions after reading the report, you are more than welcome to give me a call.
What to Expect on Inspection Day
If you choose to attend your inspection, which I recommend, you will likely be there for 1.5 to 4 hours depending on the size of the home and how many issues are found. As the inspection takes a while I recommend you come prepared with something to drink and entertainment if necessary. If you are attending, I will bring a copy of the pre-inspection agreement which is required by the state. If you aren't coming, you need to let me know so that we can take care of everything electronically prior to the inspection.

You are more than welcome to follow me during the inspection and ask any questions. If you desire, we can also do a walk-around to highlight our findings. If you choose to not accompany me on the inspection, I will do my best to let you know about serious issues as they come up.

On site you will not be issued a written report. Once the inspection is complete, I write your report on professional home inspection reporting software back at my office. Your report will be completed and delivered to you electronically as a pdf via email.

These inspections can only be included with home inspections and are not available independently. Termite & WDI inspections are performed alongside home inspections and take little extra time because home inspections are extremely thorough and detailed in any case. This inspection comes with the NPMA-33 report as is typically required by mortgage companies.

Radon Testing
What is radon, and how does is it get into my home?
​
Radon is a colorless, odorless, tasteless, radioactive gas that is naturally produced from the decay of other natural radioactive elements in the earth. Being a gas, radon rises to the surface on its own. For this reason, radon is present everywhere, and we breathe it all the time at very very low levels outside. In the home, radon build up to much higher levels than outdoors by entering through the lower levels of the home, water sources, or installed finishes and construction, and becoming trapped by the structure. This can expose residents and guests to higher levels of radon. Breathing in radon and more importantly it's radioactive decay products at higher levels over time can lead to the development of radon-induced lung cancer which according to the EPA may cause as many as 20,000 deaths each year in the USA.
What Can Be Done About Radon?
Systems can be installed in a home to mitigate or reduce high radon levels and make the home safe, but first you have to know its there.

What is the Testing Process?
Once you contact me we set up a time to start the test, sign a contract, and I drop the test off. Between 2 and 4 days from the drop off time I will go pick up the test. 2 days is the minimum required testing period by law. 4 days is the maximum limit on the type of test I use. After the test is picked up it is shipped to a laboratory with which I am affiliated. This laboratory is licensed by the State of New Jersey to read the radon test kits. This is the actual testing part. Once the test is read or processed by the lab, the result will be sent to me and I send it to you with commentary. This whole process usually takes about 4 to 10 business days excluding holidays and unforeseen circumstances beyond my control.

Are You at Risk?

According to the New Jersey Department of Environmental Protection high levels of radon have been found at every “radon potential tier”, and every home is at risk of having high radon levels. For this reason the NJDEP recommends that every home be tested. You can check the New Jersey Department of Environmental Protection radon potential map to see radon for any area of New Jersey.
